Requirements for homes:
Minimum home size:
We ask that all homes be at least 3,000 S.F. living /
(air-conditioned) area.
However, the developer can grant an exception for certain designs of
2500-2999 S.F.
Homes must be two story (or appear to be two story) or with high roof lines.
Homes will have a minimum of a three (3) car garage
enclosed that matches the
architecture style
of the home.
Specific design requirements: Roofs must be slate shingles or heavy dimensional shingles,
no tile roofs
or non dimensional
shingles
are allowed.
Roof lines are expected to be steep with at least a 9/12 pitch,
with a 12/12 pitch (45° slope) preferred.
A steeper pitch is encouraged. Certain designs may be
exempt from
steep roof pitches if approved by developer.
You may use one of the ten architectural designs or a combination of these
designs accepted at
Storybook Estates below.
Building a home time-line: Home
builders are expected begin building their home within 18 months
of lot purchase. However, an extension can be granted by the Developer
if needed by the lot owner.
All Home and out-building exterior design plans, as well as landscape plans, must be
approved
by the Developer Chris and Roxann Shemwell.
Builders
Each lot owner may choose his or her own builder to build their home of a
life-time.
