About Storybook Estates: Storybook Estates® was originally conceived by
developers Chris and
Roxann Shemwell of Spring Hill, Florida in 1999. Planning began later that
same year.
Twenty acres was purchased in 2002 and the project was begun in late 2003.
The small community was carefully designed by the Shemwell's to be of the
highest caliber. The idea being - to build the nicest small gated
residential community
possible. A quiet place off the beaten track but still close to
everything, with upscale custom
homes and secure with little traffic,
high standards, attention to detail and a delight
to live in. |
The community was designed to be a park like environment.
Tree lined streets, park benches, formal city curbs, 4 foot wide sidewalks
are fully completed up and down
both sides of the streets, old style Victorian street lights, bronze (life-sized) statues of children playing along the sidewalks and gated entrance
with security cameras and underground utilities. The infrastructure, including the complete
sidewalk system, was put in place from the very beginning so that it could
be used
and enjoyed by the very first home owners to build.

There are two routes to Storybook Estates:
Coming from the South take County Line Road to Linden Drive and head
North. Go to Roseanna Drive and head West. Take it until it to
the "T" in the road, this is Cressida Circle turn Left. Go to Everard
Drive and turn Left. Go to Martina Drive and turn Right. Finally
turn Left on Padron Blvd. and this takes you right into Storybook Estates.

To the East
is East Linden Estates in Spring Hill consists on 1/2 acre lots that sell
for
about $60,000 per lot. Home values vary from $200,000 to $350,000
plus.
Amenities include a small park with foot trail and tennis
courts. It is an established upscale neighborhood with about 250 homes.
Also on the East in Spring Hill is the smaller West Linden Estates consisting of 1/2 acre
lots that sell for about $50,000 - $60,000 per lot. This is a smaller and newer
upscale community with more expensive homes on average than East Linden
Estates. Homes range from $200,000 to $450,000 plus. This
community has just recently pretty much built out. Few if any lots are
available.
To the North and West also in Spring Hill is Barony Woods Estates. This development
also consists of 1/2 acre lots that go for $45,000 to $55,000 each.
Homes range from $150,000 to $300,000 and more.
To the South is Wellington Estates. This large development is new and
is building out rapidly. This is an enclosed and gated community with
club house and other amenities. Home/Lot combination are smaller in size but generally
run $275,000 each and higher.
Also near by are Pearl Estates (not a fenced or gated community) where one
acre lots run about $95,000 each. In addition, there is another
development of 1/2 acre lots that is not gated or fenced where lots are
offered at $95,000 each.
The 20 acre track selected for "Storybook Estates" is one of rolling hills and was the last acreage left in the area.
This property was
specifically
selected for, not only its convenient location, but
because
the upscale established communities on all sides lock-in Storybook's
home values.

Traffic and Entrance Security:
Within Storybook itself traffic is very light with nine homes.
Storybook has no through traffic.
Yet only a short drive away are major road arteries if you need them.
Storybook Estates has only one way in and out.
The entrance
and exit are controlled by electric gate.
Residents will use a remote or key pad to open the gate. The guard house
is automated - four video
security cameras monitor all traffic in and out 24 hours a day, 7 days a week.
All security cameras are equipped with day and night vision.
These cameras can hold 1-3 weeks of
digital recordings. Recordings will be viewed by authorities only when
necessary.
Storybook is also completely surrounded by a six foot high
decorative white Colonial privacy
fence. Beautiful art and landscaping, decorative front gated entrance, street
lights, picket fencing,
sculptures, rock walls, decorative mail boxes, and being
quiet and peaceful are all apart of
the ambience of Storybook.
